Downtown Core Sub-District Summary

The Downtown Core Sub-district includes a combination of larger scale commercial, office and industrial / warehousing uses, as well as several large surface parking lots. Landscaping and public amenities in this Sub-district are somewhat limited, and substantial investments in the public infrastructure including lighting, streetscape, and parking will help to make this a successful location for residential development.

The smart growth zoning includes greater allowable building scales and densities in the Downtown Core than the other Sub-districts in order to both match the scale of existing larger buildings, and to stimulate substantial private investment in Downtown Brockton.

Vision for the future Downtown Core Sub-District

Smart growth zoning within the Downtown Core allows a residential density of 80 units per acre, and building heights up to 85 feet.
-Design standards were developed to reflect existing and historic development patterns
-Specific parcels have been identified for historic renovation
-District allows relatively higher densities for new development with parking self-sufficiency for new construction


Publicly owned surface parking lots may be made available for redevelopment through a competitive RFP

With much higher densities, multiple publicly owned parcels and significant public parking, the Downtown Core is ready for large scale redevelopment
